FEASIBILITY + SKETCH DESIGN
This stage is about understanding your site before shaping your project. We begin with a site visit and analysis, considering planning, orientation, context, views, sun, and prevailing winds. Using these insights, we develop two initial sketch floor plan options-one prioritising efficiency and cost control, the other more closely exploring your brief. Reviewing these side by side helps clarify priorities and understand the impact of design decisions on space and budget.
The outcome is a clear architectural direction supported by a pre-build feasibility, outlining your total project investment, including estimated construction costs, design fees, consultants, and council contributions.
CONCEPT DESIGN & BUDGET PRICING
With initial sketches approved, the project progresses into detailed Concept Design, where the architecture takes shape. We refine the overall look and feel, resolve internal layouts, and develop the building’s form into a cohesive design. A 3D model allows you to clearly visualise the project’s scale, form, and spaces.
Once the concept design is finalised, we work closely with your builder to prepare a detailed cost estimate. This collaborative step ensures the design and budget remain aligned, providing transparency and confidence before progressing to the next stage.
DEVELOPMENT APPROVAL + INTERIOR DESIGN
Approval. We manage the entire application process on your behalf, including coordination with all required design consultants.
While the application is assessed, we progress into Design Development and Interior Design. This stage focuses on refining the interior architecture, including joinery, kitchens, bathrooms, carpentry fit-outs, and electrical layouts. To provide clarity and confidence, we prepare a selection schedule supported by imagery and an updated 3D model. This ensures a cohesive interior design aligned with your vision and established budgets, while providing clear direction for construction and reducing potential variations on site.
CONSTRUCTION DOC + BUILDING APPROVAL
This stage brings together all design information into a coordinated set of construction documents. We integrate consultant input and your selected inclusions and specifications to prepare the Buildprint, clearly communicating the design intent and construction approach. The documentation is refined to a level suitable for pricing and approvals. Using this information, your builder prepares a detailed contract estimate, which we review with you to address any adjustments before proceeding.
With the above approved, we submit the project for all required building works approvals, while allowing for natural refinements and clarifications as the project progresses on site.
CONSTRUCTION SUPPORT
During construction, we provide ongoing architectural support to you and your builder, recognising that construction is a dynamic phase where details naturally evolve as work progresses on site. Working collaboratively, we assist in resolving issues efficiently and keeping the project moving forward.
Where required, this support can extend to full Contract Administration, providing additional oversight and guidance through to completion.
